Kitchens
Kitchens will be supplied from the ALNO range of designer kitchens. Each kitchen has been individually designed to maximise workspace and storage. Siemens integrated appliances are fitted throughout as detailed:

  • Stainless steel 4-burner gas hob
  • Stainless steel microwave oven (excluding Argyll & Carlton)

Bathrooms & En Suites
Sanitaryware will be provided from the Laufen range in white and complemented by Hansgrohe taps and fittings. Shower enclosures and shower trays will be by Matki and Hansgrohe showers will be fitted. Wall tiling from Porcelanosa will be fitted to full height around baths and in shower enclosures. White towel warmers will be fitted to bathrooms and master en suites. Fitted bathroom furniture, providing convenient storage, will be provided to bathrooms, en suites and cloakrooms, where design allows. Garages

Garages have sectional-style roller doors which are easy to operate whilst stylish and secure. Power and light are provided.

Decoration

Walls will be finished in white emulsion with solid core oak finish internal pass doors and feature half-glazed doors, where design dictates. Skirtings and facings will be white gloss finish.

Plumbing & Heating
The central heating and hot water are supplied via a Megaflow designed unvented system, which allows balanced mains water pressure to hot and cold taps including fresh drinking water (except Carrington terraced homes which will have a combination boiler). The boiler will be gas-fired and individual thermostatic controls will be fitted to all radiators except one which is usually located in the hall.

Central extract ventilation system
The central extract ventilation system continuously extracts stale and damp air from bathrooms, kitchens and en suites through a series of discreet ducts – eliminating the need for individual extractor fans in each area – the system is powered by a central system fan located in the attic, where the extracted air is vented via an exhaust to the exterior of the house.

External

Front gardens will be landscaped in accordance with our approved landscape design. A 1.8 metre high palisade fence will be erected between the rear gardens of each property. In addition, a rotary clothes drier and a timber deck will be provided to selected homes. Rear gardens will be graded, rough raked and rotovated. Our Sales Advisor will be able to assist you with information on plot-specific boundary fences, service strips, walls and factoring. A factoring company will be appointed to maintain all the common areas within the overall development, i.e. landscaped areas, open areas and car parking areas etc. An annual fee will be payable by all residents at Hopefield. In order to satisfy building regulations, barrier-free access will be provided to either front or rear entrance.

Specifications in addition to those outlined in main brochure:  

  • Kitchens Stainless steel electric multi function oven (instead of stainless steel electric oven) and 5 burner gas hob.
  • Stainless steel combination microwave oven (instead of stainless steel microwave oven).
  • Chrome towel warmers will be fitted to bathrooms and master en suites.
  • Decoration – Internal floor to ceiling heights to the ground floor will be approximately 2.7 metres – enhancing the feeling of space. In addition, partial flooring to the attic area provides easy and convenient storage.
  • Comfort Conditioning – Comfort Conditioning is a system which controls the removal of stale air from your home and the supply of clean filtered air into your home. There is no need for obtrusive fans in bathrooms etc. as the system works from a network of hidden ducts which are linked to a central unit situated in the loft. The great advantage of Comfort Conditioning is that it doubles up as a heat recovery system whereby the heat which would normally be lost in the exhaust air is used to heat the fresh air being brought into the house.
  • Underfloor Heating – The ground floor of the property will benefit from an underfloor heating system. Underfloor heating is the most efficient and elegant way to heat your home.
  • A high performance, gas fired, condensing boiler will power the underfloor heating system with principal zones within the house having their own thermostat to enable easy and efficient control of the system. The visible advantage of underfloor heating is the absence of radiators, allowing you to flexibly position furniture wherever you want. On the first floor heat will be provided by radiators.
