CALA use only carefully selected, high quality materials. The specification at Wallacefield includes attractive reconstituted stone features and co-ordinating roughcast to the external walls. Maintenance-friendly windows and doors in white uPVC provide high security and peace of mind. Kitchens
Kitchens will be supplied from the ALNO Impuls range of designer kitchens. Each kitchen has been individually designed to maximise workspace and storage. Integrated appliances are fitted throughout as detailed:

Shower enclosures and shower trays will be by Matki or Kudos, depending on design, and Hansgrohe showers will be fitted. Wall tiling from Porcelanosa will be fitted to full height around baths and in shower enclosures. White or Chrome Towel warmers will be fitted to bathrooms and master en suites as design dictates. Fitted bathroom furniture, providing convenient storage, will be provided
to bathrooms, en suites and cloakrooms, where design dictates. Please consult our Sales Advisor for specific details relating to each individual property.

Garages

Garages have sectional-style roller doors which are easy to operate whilst being stylish and secure. Power and light are provided. Please consult a Sales Advisor for plot specific information.

Decoration

Walls will be finished in white emulsion with oak veneered internal pass doors and feature half-glazed doors, where design dictates. Skirtings and facings will be white gloss finish.

For Glenallan, Hazeldean, Inglewood, Kirkton and Kenilworth only: Internal floor to ceiling heights to the ground floor will be approximately 2.7 metres – enhancing the feeling of space.

Electrical

Plumbing & Heating

The central heating and hot water are supplied via an unvented system which allows balanced mains water pressure to hot and cold taps including fresh drinking water. The boiler will be gas-fired and individual thermostatic controls will be fitted to all radiators except one, which is usually located in the hall.

Central Extract Ventilation System
The central extract ventilation system continuously extracts stale and damp air from bathrooms, kitchens and en suites etc. Through a series of discreet ducts – eliminating the need for individual extractor fans in each area – the system is powered by a central system fan located in the attic, where the extracted air is vented via an exhaust to the exterior of the house.

External

Front gardens will be landscaped in accordance with our approved landscape design. A 1.8 metre high palisade fence will be erected between the rear gardens of each property. In addition, a rotary clothes drier and a timber deck will be provided. Rear gardens will be graded, rough raked and rotovated. Our Sales Advisor will be able to assist you with information on plot-specific boundary fences, service strips, walls and factoring. A factoring company will be appointed to maintain all the common areas within the overall development, i.e. landscaped areas, open areas and car parking areas etc. An annual fee will be payable by all residents at Wallacefield. In order to satisfy building regulations, barrier-free access will be provided to either front or
