At Atria, space and light are so important to the development. So we’ve designed each home with that in mind. Open plan floor space gives you the room for whatever you want to do and it’s the endless options that make this development so unique. Clean lines are left to flow, light is left to stream in, allowing you to enjoy your view of the wider world beyond.

Kitchen  
Kitchens will be ALNO European designer kitchens. Each kitchen has been individually designed to maximise workspace and storage, without sacrificing style. Each kitchen will feature a large central island unit and will be equipped with Siemens integrated appliances as detailed:

  • Induction hob
  • Stainless steel electric steam oven
  • Stainless steel electronic multifunction oven
  • Stainless steel combination microwave oven
  • Stainless steel coffee maker
  • Integrated fridge/freezer
  • Integrated dishwasher
  • Integrated warming drawer

Garage  
Garages will feature lockable vertical timber lined electrically operated “up and over” doors. Power and light are also provided.   

Decoration 
Walls will be finished in white emulsion with solid core, oak veneered internal pass doors. Skirtings and facings will be white gloss finish. A contemporary “open tread” staircase with stainless steel balustrade and timber handrails provides access to upper floors.

Wardrobe 
Master bedrooms with feature specialist interior
wardrobe fittings and bi-fold doors where design dictates.

Intelligent Home Network
At least one multifunction connection socket will be located in most rooms throughout the property – this enables convenient and discreet connection of either TV, phone, or data through one socket.

This offers flexibility when positioning each service around the home.

Lighting
Each home will incorporate halogen downlighters, LED feature lights, pendant lights and uplighters, depending on design. Each home will feature external lights to main access points. Please consult your Sales Advisor for specific details on each home.

Bathroom and En Suite  
Sanitaryware will be provided from the Laufen range in white and complemented by Hansgrohe taps and fittings. Shower enclosures and shower trays will be by Matki and Hansgrohe showers will be fitted. Wall tiling from Porcelanosa will be fitted to full height around baths and in shower enclosures. Fitted bathroom furniture, providing convenient storage, will be provided to bathrooms, en-suites and cloakrooms, where design dictates. Comfort Conditioning  
Comfort Conditioning is a system which controls the removal of stale air from your home and the supply of clean filtered air into your home. There is no need for obtrusive fans in bathrooms etc. as the system works from a network of hidden ducts which are linked to a central unit situated in the loft. The great advantage of Comfort Conditioning is that it doubles up as a heat recovery system whereby the heat which would normally be lost in the exhaust air is used to heat the fresh air being brought into the house.

Underfloor Heating
Each property will benefit from an underfloor heating system. Underfloor heating is the most efficient and elegant way to heat your home. A high performance, gas fired, condensing boiler will power the underfloor heating system with principal zones within the house having their own thermostat to enable easy and efficient control of the system.

The visible advantage of underfloor heating is the absence of radiators, allowing you the flexibility to position your furniture wherever you want.

Security Alarm System   
A “direct dial” security alarm system offers added safety and security for your home. The system features audible alarms internally and externally and is connected to a 24 hour manned station. A mains wired smoke alarm system is also included for added peace of mind.   

Plumbing  
The hot water is supplied via an unvented system which allows balanced mains water pressure to hot and cold taps including fresh drinking water as well as invigorating pressure for showers.

External   
The exterior of each home will be finished in smooth white render. Front gardens will be landscaped in accordance with our approved landscape design. A 1.8 metre high palisade fence will be erected between the rear gardens of each property where design dictates.

In addition, a rotary clothes drier and a timber deck will be provided. Rear gardens will be graded, rough raked and rotovated. Your Sales Advisor will be able to assist you with information on plot-specific boundary fences, service strips, walls and factoring. A factoring company will be appointed to maintain all the common areas within the overall development, i.e. landscaped areas, open areas and car parking areas etc. An annual fee will be payable by all residents at Atria, Bearsden.

Integrated Sound System
An integrated sound system will be pre-installed to two public rooms in each home with the option
to upgrade to four or eight rooms. This enables music to be played throughout the house from one location, through discreet speakers located in the ceiling.     

Balconies 
Where design dictates, balconies will feature stainless steel handrails & balustrade with laminated glass panels. A timber deck floor completes the balcony – please consult a sales advisor for further information.
