Britannic House apartments comprise 113 new and refurbished
apartments including penthouse and duplex accommodation within
a 13 acre site.
Britannic House was owned by the Britannic Assurance
and offered to the open market. CALA bid for the
development, realising the full potential of the stunning
art deco style building.
On the outskirts of Birmingham city centre, CALA's
vision was to provide luxury accommodation of a
quality not available elsewhere in the city.
Following successful pre-submission planning consultation,
a detailed planning consent was achieved for the scheme
in a record 11 weeks. Off-site Affordable Housing
contributions were also successfully reduced from £975,000 to £175,000.
The development has achieved record prices per
square foot reaching over £300, the highest in Britain's
second city.
Adequate parking was constructed underground in order
to retain a sense of green open space on the 13 acre
development.
CALA's vision was to echo the art deco exterior of
the building in the internal refurbishment and add an
exclusive leisure suite with swimming pool, sauna,
steam room and gymnasium.
The building had originally been designed so that
an extra floor could be added to Britannic House.
CALA used this opportunity to create stunning
penthouse and duplex accommodation which have
uninterrupted views of Birmingham's skyline.
This Case Study illustrates:
- CALA's ability to develop health and fitness facilities.
- CALA's ability to gain quick planning decisions, following
pre-consultation.
- CALA's ability to utilise PPG3 to gain a high density.
- CALA's vision to turn a redundant office building into
an iconic building and place to live.
