Case Studies: Canniesburn, Bearsden

CALA Homes West has successfully delivered this exceptional housing development, which includes a major conversion of 4 listed buildings, and a mix of newbuild apartments, contemporary town houses and detached homes.

The Canniesburn site extends to 8.55 hectares (21.11 acres) and is located in the popular suburb of Bearsden. The development enjoys a high quality landscaped setting with mature trees, avenue tree planting, woodland and open lawned areas.

CALA successfully "won" this site on the open market through our innovative planning strategy which we outlined at the initial stages in a Masterplan document.

The proposal for the site comprises 238 units, which is a mixture of re-furbished and new build flats, new build town houses and 18 contemporary detached properties. Additionally, planning consent was secured for the provision of 10,000 sq.ft. of office accommodation and a crèche.

Examples of Issues that were overcome by the CALA project team include:

  • Negotiating an off site affordable housing contribution.
  • Sensitive conversion and re-use of 4 listed buildings.
  • The site was previously zoned for community use in the adopted Local Plan and, through representations at the Local Plan Inquiry, CALA successfully obtained a residential zoning for the site.
  • Successful negotiation of a section 75 agreement relating to off site infrastructure improvements.

Skills used throughout process:

  • In house planning expertise used to overcome several difficult planning issues.
  • A very close working relationship was established with East Dunbartonshire Council throughout the Masterplan Process.
