
The acquisition of the 17.7 acre Weir Valves Engineering Works
shows a fine example of CALA's skills in successfully overcoming
the pitfalls associated with the purchase of highly complex
brownfield sites.
Planning permission has been obtained for 319 residential dwellings
and remediation works were started on-site in late autumn 2006.
This major brownfield redevelopment site is in a
prominent and strategic location within the Birkby
Conservation Area, and only a short distance from
both the town centre and motorway system.
The site is contaminated and buildings containing
asbestos will be demolished. Site levels are such that the
creation of new “buildings platforms” will be required
including a major seven metre high retaining wall.
Ecological problems include bats, newts and Japanese
Knotweed. CALA has demonstrated its project
management skills by successfully coordinating a
multidisciplinary team to overcome these complexities.
Planning gain brings affordable new houses, targeted at
various age groups, plus new play facilities as well as
managed POS.
CALA Homes and Kirklees Council worked together
to ensure that the community was included at all
stages. Community engagement events were well
supported and points raised were addressed in the
design process wherever possible.
This Case Study illustrates:

- That CALA is effective in community consultation
and involvement.
- CALA's environmental goal has been to retain
on-site the bulk of demolished and remediated
material and to minimise the importation of fill
material.Thus reducing the impact of bulk haulage to
an absolute minimum.
- The retention of the old office building provides a
link to the past with a refurbishment of high quality.
