Case Studies: Woodford Mill, Oxfordshire

A collection of newbuild homes, together with conversions of the original buildings, in a waterside location with fabulous views.

CALA's Woodford Mill comprises a mix of four bedroom townhouses, two and three bedroom apartments in the old mill and yarn lofts, a charming riverside cottage and gate house, two live/work properties and two and three bedroom detached homes.

The development was previously home to the Early's of Witney, blanket makers, and has been a community landmark for over 180 years. It originally dates back to the Domesday Book.The Mill had lain vacant for years and become not only an eyesore, but also dangerous. The site is listed in a conservation area and is in a unique waterside setting with associated environmental impact.

Acknowledging the importance of the site both historically and with the local community, CALA wanted to retain and enhance the original elements of the site. CALA worked closely with English Heritage, local historians, planning authorities and environmental agencies to preserve the historical and environmental value.

All the original buildings were retained and refurbished into impressive residential homes with all the natural features and stone detail restored.The Grade II listed four storey Mill building was not only retained, but rebuilt to exacting standards.

It is also home to a heritage centre to ensure that the development remains a part of the local community. The existing chimney on the site was renovated as a landmark feature.All the newbuild homes are designed to reflect the original buildings.

Ecological works have been carried out along with improvements to the adjacent meadowlands and the banks of the River Windrush.The Mill races have been opened up, having been covered in the last century. CALA has refurbished the Mill race embankments and has created new natural habitats for wildlife including future provision of otter holts and re-grading embankments to provide shelves for water voles. New bridges and quayside features have been reinstated with a cycle route.

At Woodford Mill, CALA has restored a site of historical and ecological importance and created impressive new homes in keeping with existing buildings.
