CALA ACQUIRES WEST RUISLIP RAF SITE FOR RECORD £180M HOUSING DEVELOPMENT

CALA Homes has made its largest land acquisition to date.
The South East England Division of the award-winning housebuilder has bought the site of RAF West Ruislip, 15 miles west of Central London, for a £180 million development of 415 new homes and a 80 unit care home.
The 21 acre site lies immediately to the north east of Ickenham district centre and is adjacent to the West Ruislip mainline and underground rail station. Outline planning permission was granted in July 2007, with development subject to 30% affordable housing provision.
Staines-based CALA Homes (South), which is part of CALA Group, the privately-owned UK housing and property developer, is planning to build 40 detached house, 85 townhouses, 7 linked detached houses, 143 flats and 140 affordable housing units, over five years, with work planned to start on site in Autumn 2008.
“This is a prime development site in a sustainable and accessible location and will provide a terrific boost to our land bank in the South East and serve as a strong platform for the continued expansion of CALA Homes in the region, where we continue to look to acquire many more development sites,” says Robert Millar, group development director of CALA Group.
“Here, as in other locations, we successfully demonstrated to the land owners and their agents that we have readily accessible funds to make quick purchasing decisions, and that the CALA brand adds a great deal of value to the final development,” continues Mr Millar.
“This acquisition also underlines the intent of CALA Homes to buy similar large development sites across our operating regions of the Midlands, Yorkshire and Scotland.
“As RAF West Ruislip is bounded to the north by West Ruislip Station which gives access to London Underground’s Central Line and Chiltern Line Services between Marylebone, High Wycombe and Birmingham, combined with the nearby local facilitates of Ickenham, this site fits perfectly with our policy of only promoting land for development in sustainable locations.
“All the residents of our new development, should they wish, will be able to go about their daily lives without using a motor car, therefore helping to cut carbon emissions,” concludes Mr Millar.
