POSTBOX OFFICES ON THE MARKET

CALA Group, the premium residential and commercial property developer is marketing two office suites in the PostBox residential scheme next to the MailBox. Available for rent, or for sale on long leases of 125 years, the units of 5084 sq ft and 1962 sq ft have planning permission to be used offices or showrooms and front onto MailBox on the ground floor of the 258 apartment PostBox complex, which is being constructed by CALA on behalf of Earthquake. A mezzanine floor could be installed in each of the suites, providing more than half as much space again as the original floor area. According to Alan Knight, CALA Properties’ development director, the proximity of the BBC will prove most attractive for potential office occupiers. “We expect a high level of interest from media and creative companies, particularly those already working with the BBC. We have already had good enquiries from investors who recognise the strength of the location,” says Mr Knight, who is based in CALA’s Birmingham office. "Mixed use developments are CALA's forte. As a developer which thrives on mixed use, making all property elements work together, we can optimise returns for landowners. With its residential and commercial mix, the PostBox has brought back to life a key site close the city centre. It is one of many mixed use schemes which we are looking at across the city," concludes Mr Knight. The office suites are expected to be completed in summer 2005. Sole agent is Knight Frank’s Birmingham office. CALA Properties owns, on its own account or in joint venture, more than 550,000 sq ft of commercial space for development in Banbury, Sutton Coldfield and Edinburgh, which it is looking to develop in the next 12 months.
