Approval given for Exchange Court offices and Edinburgh International Conference Centre expansion

CALA-AWG Ltd will deliver a stunning new office development in the heart of Edinburgh’s Exchange district after councillors on Edinburgh Council’s planning committee today gave the go-ahead to plans for the JV’s Exchange Court scheme today.

Exchange Court is set to provide more than 191,000 sq. ft. of prime Grade A office accommodation on the Morrison Street site, which lies adjacent to the Edinburgh International Conference Centre.

The project is also set to deliver over 9,400 sq. ft. of retail accommodation wrapped around the building at ground floor level, which will provide a vibrant streetscape.

Agents are predicting Edinburgh could suffer from a lack of Grade A office space in the near future, which could prevent potential investment in the city.

The joint venture expects to start construction work on the project next year and the construction process is expected to take two years .

The completed project is set to support over 1400 jobs in the high-value financial, legal and professional services sector, contributing millions to the local and Scottish economies.

The development will feature flexible open plan office accommodation with large floorplates as well as an impressive atrium and reception area.

Spokesman from CALA-AWG said: “We’re delighted our proposals have been given the green light by the planning committee.

“The timing could not be better in terms of the funding and tenant market within the city.

“I am confident that the location, design and configuration of this development make it ideal for businesses in the booming financial and professional services sector.”

Exchange Court lies adjacent to the Edinburgh International Conference Centre

(EICC) and, as part of the project, the EICC will be expanded to create a further impressive auditorium capable of accommodating 1,600 people with 11 additional breakout rooms.

EICC is set to gain 35,056 sq.ft. of additional revenue earning space, largely below street level. Included is a 17,232 sq.ft. main hall with a state of the art computer controlled moving floor, capable of transforming from a flat floored exhibition hall or banqueting space to a tiered seating auditorium or arena at the touch of a button.

Welcoming the news, EICC Chief Executive Hans H Rissmann said: “We already have a unique product here, in a fabulous city that is currently buzzing with the hype of the Edinburgh Festival.

“This superb news will now allow us to do things on a larger scale with even greater economic impact for the city.”
