1. Commuter hotspots 
Soaring London house prices are driving smart commuters to seek fresh out-of-town areas in the quest for more space and plenty of greenery. Houses in the commuter belt are continually rising, with average prices up by 12.2% year-on-year to £344,371.

2. Outside space
The premium for property with generous outdoor space within easy reach of London has never been higher, with roof terraces and balconies becoming as sought after as gardens.  

Extra space is the biggest single factor to add value to a home, with a terrace essentially offering homeowners an extra room to enjoy. New research has found that the presence of a roof terrace or balcony can add more than one-tenth to the value of a property, rising to as much as a quarter in coveted areas.

Living close to a supermarket isn’t just convenient, it can also help to boost the value of your home. Dubbed the “Waitrose effect”, studies have shown that the average house price of properties that are within a reasonable walking distance of the upmarket grocer rose by up to 25% in the UK, and as much as 50% in London.

There was a significant difference in the size of that bonus depending on the brand of supermarket nearby. Homes located near to a Waitrose rose by approximately £38,666, compared to properties by Sainsbury’s or Mark & Spencer’s food stores at £27,000, or near Tesco at £22,000. 

4. Sporting credentials 
Close proximity to certain sporting facilities can boost your house price even further. Living near a golf course in the UK has been found to add a premium of £95,000 to value of a home, according to some estimates. Regardless of whether or not you’re a golf enthusiast who wants to be close to the course to play; golf courses have a similar advantage to parks in that you will be living next to an open, well-maintained green space. This is an especially valuable asset in areas that are otherwise highly urbanised.
