CALA Homes receives the green light to deliver new homes in Puckeridge

CALA Homes (North Home Counties) is set to bring 93 high quality new homes to the village of Puckeridge, following the approval of Reserved Matters under delegated powers from East Hertfordshire District Council.

The former undeveloped parcel of agricultural land, known as Café Field on Standon Hill, is allocated for residential development within the emerging Standon Parish Neighbourhood Development Plan and will be transformed into a development of a broad range of properties to meet identified housing needs in the area.

Once complete, the site will boast an attractive mix of one and two bedroom apartments, as well as two to five bedrooms homes, designed to complement existing homes in the surrounding area. In response to findings from consultations with local residents and high levels of engagement with the Parish Council, the plans now include two-bedroom bungalows; provided as a direct request from the Parish Council. 40 per cent of the properties will be provided as much-needed affordable housing for rental and shared equity tenures.

The development will include an attractive ‘village green’ for residents and the public to enjoy, with landscaping to include saplings planted from the nearby Plashes Wood, along with a children’s play area and a wildlife buffer to the Puckeridge Tributary. CALA Homes will also be making contributions via the S106 agreement towards local community services and facilities. Some of those benefiting from these funds will be the Standon and Puckeridge Community Centre, Puckeridge GP Surgery, Ralph Sadleir School and outdoor sports facilities in the area. Contributions will also be made to increase the frequency of bus services on Standon Hill.
