Help to Buy scheme secures dream detached home for Rugby local

When 28-year-old Phil Kolodynski began to think about his next property move, he didn’t realise that Help to Buy could be the answer for a second time.

Not just for first time buyers, Phil was able to use the Government-backed scheme to purchase his second home; a brand new three-bedroom detached house at CALA Homes’ Eden Park development in Rugby. 

Phil, an Acquisition Manager for the healthcare and dental industry who has lived in Rugby his entire life, was looking for the next step up on the property ladder and was ready to purchase his second home. He was enticed by the Eden Park development thanks to its ideal location for commuting, with easy access to the motorway junctions and local train station. 

Phil said: “I was in the position to purchase a new build with another developer in Rugby when I came across the Eden Park development. Out of curiosity, I chose to pop into the CALA Homes Marketing Suite and the sales team introduced me to a stunning three-bedroom detached home that was complete and ready to move into. I was so impressed with the exterior appearance of the home that I instantly knew it was right for me.

“I was particularly attracted to the style of building at Eden Park. The aesthetics of the home looked far nicer than the other development I had been to and I could clearly tell that the homes by CALA were finished to a higher quality and specification. Plus, the plot size was also much bigger so I was able to get more house for my money, proving to be a win, win situation for me.” 

Phil, who regularly plays football for local teams, including Black Hercules Football Club, is often travelling up and down the country for work commitments and meetings, so being able to easily commute was significantly important when making his purchase. 

“I spend a lot of time in London and travelling to other parts of the country for work, so having easy access to the motorway and train station is a massive advantage. Door to door, I can get to London Euston train station in less than an hour and I’m so close to the M6 and M1 junctions for when I travel by car. 

Phil was able to purchase the home using the Government-backed Help to Buy initiative; something he also used to purchase his first home. The scheme, whereby the Government lends the buyer up to 20% of the cost of the newly built home, so only a 5% cash deposit is required. This also means that they can access lower interest rates on a 75% mortgage loan. There are no fees or interest payable on the 20% loan for the first five years of owning the home and buyers will legally own 100% of the property. 

Phil added: “I had used Help to Buy to purchase my first home and so using this scheme again was a no brainer. This initiative has allowed me to purchase a home that I never imagined I would be able to afford, especially as I am the sole purchaser. I’d encourage anybody in a similar position to myself to use the Help to Buy scheme, especially as the loan is interest-free for the first five years.

“I’ve been in my home at Eden Park for just over two months now and I am already feeling really settled. The site manager in particular has been so accommodating and has gone out of his way on a number of occasions to make sure that I’ve had a smooth transition.

“I’d definitely recommend CALA Homes to my friends and family, not just based on the fantastic service I received, but due to the design of the homes here which are not typical new builds. My house itself is full of character with the lounge featuring two bay windows.”

The home Phil purchased at the development was The Datchet; a three bedroom detached property that features a bay window and French doors which flood the sitting room with light.
