CALA Homes (North Home Counties) received planning approval for the development in October 2019 following the allocation of the site for residential development within the Site Allocations Local Plan.
Once complete, the development will offer a wide selection of homes, from one and two bedroom starter homes ideal for first-time buyers to five bedroom family properties, set within beautiful landscaping.
There will also be a 30% allocation for affordable homes in order to meet local housing need, in a mix of shared ownership and social rented tenures.
Alongside bringing much needed affordable homes to the local area, the development will also feature public open space with an area of children’s play.
CALA will also be contributing towards local services and facilities, including early-years and primary education, healthcare and play facilities through its section 106 commitments.
Newmarket sits at the heart of the horse racing and breeding world, which will be reflected in the design of the new homes.
Traditional stable block architecture, black timber doors, louvered turret style chimneys and equestrian-themed weather vanes will be incorporated into the scheme to ensure a nod to the town’s rich equestrian heritage.
Neil Farnsworth, Senior Planning Manager at CALA Homes (North Home Counties), said: “We are delighted that construction has begun on our new development in West Suffolk, and we look forward to delivering a range of attractive new homes in an idyllic town location. This development will be our first in West Suffolk and we’re excited to begin growing our portfolio in this area.
“The first homes are expected to be released for sale in September this year, therefore we would encourage prospective purchasers to register their interest and visit our website to be the first to hear about these new properties.”
