With Zoopla reporting that almost 400,000 house sales were halted in April1, it’s been a difficult year for those buying and selling properties.

The Lee family sold their Worthing home in December 2019, preparing to move to CALA Homes’ Cresswell Park development in the nearby village of Angmering, but this fell through due to the COVID-19 lockdown.

Concerned that they wouldn’t be able to move into their new dream home, CALA saved the day when it presented the family with the option of its part exchange service.

Alvin Lee, a local police sergeant, said: “We were devastated when the sale of our previous home fell through in April this year, as we were concerned this would break the chain and our purchase at Cresswell Park would fall through too. We returned to CALA to express our difficulties and they made us aware of their part exchange service, which we had not needed to consider previously as our home had already sold.

“We received a quote from CALA and realised we could get the same price for our home as what we had sold it for previously. This was amazing as we didn’t think we would be able to get as much money without selling it on the open market. CALA also offered us a Key Workers gift* due to my role in the police - we really couldn’t have asked for more.”

With CALA’s part exchange service, there is no need to go through the process of selling an existing property on the open market. The housebuilder acts as a cash buyer, saving on estate agents fees and providing peace of mind that a purchaser’s sale will complete ready for them to move into their new CALA home. With no estate agents’ fees incurred, the service could also save thousands of pounds on the overall cost of moving.

Alvin and his wife Qin were seeking a larger home, due to their sons, aged 12 and eight, growing older and requiring more space. Focussing their house hunt on a new build home, the family opted for the three-bedroom ‘Henbury’ townhouse at Cresswell Park, which offers flexible and spacious living over three floors.

Alvin said: “Due to the demands of my work, I knew we wouldn’t have time to commit to a renovation project. We chose the Henbury townhouse as we loved the fact that it was all spaced out over three floors, offering really good-sized bedrooms and ample bathrooms. The living room and kitchen are really light and bright, offering plenty of room for the whole family to eat and relax together. The addition of a study on the top floor is really handy too, now that our sons are getting older, and the garage provides great additional storage space, which we didn’t have in our previous home.”

Set in walking distance of charming Angmering village, Cresswell Park is a community of new one, two, three, four and five bedroom homes. The properties at the development offer spacious interiors, are contemporary and low-maintenance in design and completed to an exceptional standard, for which CALA Homes is renowned.

Alvin, continues: “We were made aware of Cresswell Park when looking at new homes on Rightmove and we were immediately attracted to the well-connected area. Upon visiting the showhomes and sales office, and having the opportunity to look at the village, we were really impressed with the variety of amenities and how ideal Angmering is for families.”

Situated a few miles between the popular seaside towns of Littlehampton and Worthing, the characterful village of Angmering features a 12th century church, independent boutiques, convenience stores and several traditional pubs. Brighton’s many cultural delights are a little further along the coast, while the South Downs National Park and beauty spot of Highdown Hill are just a couple of miles to the north of Cresswell Park.

Angmering station provides regular trains to London, Brighton and Portsmouth, with services to London Victoria taking approximately two hours. By road, the A27 offers direct links to Worthing, Chichester and Brighton, and Gatwick Airport is just a 34 mile drive from Cresswell Park.

The village is well-served by good local schooling, with The Angmering School located just one mile away and St Margaret’s C of E Primary just a little further.

Priced at £485,000, there is currently just one four-bedroom ‘Nicholson’ townhouse available at Cresswell Park. For more information on this final home, visit the marketing suite and showhome, open daily from 10am to 5pm, call 01903 334 860 or visit www.cala.co.uk.
