Ross MacLennan, Land Director at Cala Homes (North), discusses the region’s major land purchase drive in Aberdeen and Aberdeenshire and what the team is looking for in future developments.

In the Land team at Cala Homes North, we are always looking to the future. It is immensely satisfying to see ground broken on sites we have been guiding through the planning process for months, or even years, however, when that happens, we are already laying the foundations – so to speak – for new communities well into the future.

In the last few months, we have invested significantly in the region with purchases of, and work commencing on, an impressive four new developments including the second phase of our landmark Craibstone Estate development, Friarsfield West, the final stage of the Friarsfield masterplan for Cults, the third phase of Oldfold Village in Milltimber and TwentyFour Rosemount, a collection of new Aberdeen city centre apartments.

Further to this, we have committed to significant additional investment by embarking on a drive for new land opportunities in Aberdeen and Aberdeenshire. New housing is much needed across the region and we are determined to help meet that demand and the needs of buyers whose preferences and lifestyles have changed in recent times.

This is very much reflected in our land buying strategy – we want to cater to these changing needs and are very keen to acquire sites that offer that potential.  

The pandemic has influenced what people are looking for in a home and we are seeing demand for flexible spaces that can be tailored to suit individual lifestyles. Whether they are looking for a home office, playroom or gym across, our full portfolio of house types, from apartments to large family homes, has plenty to offer. Locations such as Craibstone Estate, which offer a good balance of excellent green space and a picturesque environment, with convenient amenities and links to the city centre, have been hugely successful, as people have been spending more time outdoors and reassessing their work/life balance. 

We are committed to working diligently with our land partners to bring the right prospects to fruition – with the team seeking all types of sites, from those with potential to have construction work underway in the next 12+ months as well as medium to longer terms opportunities delivering in later years.

We are interested in sites with potential for all property mixes, from city centre apartments through to semi-detached and terraced homes, as well as detached family housing. Our focus is on key commutable areas across Aberdeen and Aberdeenshire, including Ellon, Inverurie, Westhill, Banchory and Stonehaven, ideally with potential for 30 homes or more.  

The team is thrilled to be forging ahead with our plans for the area, reaffirming Cala’s heritage in Aberdeen and looking ahead to an exciting next chapter.
