Buying your first home can feel overwhelming, especially when you're trying to save for a deposit. The Scottish Government's First Homes Fund was recently introduced to help eligible first-time buyers purchase a home by providing up to £10,000 in shared equity support. If you're looking to buy a qualifying new-build home in Scotland, the scheme could reduce the amount you need to save and make home ownership more accessible.

Along with other incentives and support we can offer first time buyers, and with the launch of this new scheme, the dream of getting on the property ladder and moving into a Cala home is more achievable than ever before.

Here, we outline some of our Scottish developments with properties that are not only eligible for the First Homes Fund but can potentially also offer an additional financial helping hand that could make a Cala property the perfect first home.

New build homes in Aberdeen

Ideal for growing families in the North of Scotland, the three-bedroom Allan terraced housetype (902 sq. ft.) at our Green Bank at Grandhome development is priced at £255,000, with potential to take advantage of a five per cent deposit contribution and flooring and turf package.

Located in Bridge of Don, Green Bank at Grandhome offers the best of both worlds in semi-rural surroundings, with Aberdeen city centre and nearby beaches and amenities within easy reach.

New build homes in Falkirk

At Lathallan Grange in the village of Polmont, close to Falkirk, the three-bedroom Arisaig (980 sq. ft.) is priced at £278,000. We could help you purchase this mid-terrace property by covering your LBTT costs on top of the First Homes Fund support you could receive.

At this development, many homes, including plot 13, come with incentives such as carpets and flooring, so you don’t need to spend additional funds on these features, giving you the chance to settle in as soon as you get the keys.

With a collection of two-, three-, four- and five-bedroom terraced, semi-detached and detached houses, Lathallan Grange is in a semi-rural suburb with excellent commuter routes and transport links to the vibrant cities of Stirling, Glasgow and Edinburgh. An array of amenities and services can also be found in Polmont and the nearby neighbouring towns of Falkirk and Linlithgow.

New build homes in Edinburgh

The one-bedroom Dundas apartment at Rosebery Wynd in the idyllic town of South Queensferry is also within the First Homes Fund bracket, priced at £214,995. Apartments like plot 131 are ideal for working professionals looking for a little extra space, or couples who are starting to grow their family, as this carefully designed apartment cleverly uses its space to its advantage, without compromising on practicality or attention to detail.

We could help you move into this apartment which is already Ready for You by paying up to 5% of your deposit, saving you up to £10,749.75, plus flooring is included.

At Rosebery Wynd, you can enjoy more for your money in every way; a quality lifestyle, energy-efficiency, flexible living space and excellent connections to Scotland’s capital and beyond.

Frequently asked questions

Who can apply for the Scottish First Homes Fund?

Eligible first-time buyers purchasing a qualifying property in Scotland may be able to receive up to £10,000 in shared equity support.

Can I buy a new-build home using the First Homes Fund?

Yes. Eligible new-build homes priced up to £300,000 may qualify, subject to the scheme's terms and conditions.

Can I combine the First Homes Fund with Cala incentives?

Depending on the development and current offers, the First Homes Fund may be used alongside selected Cala incentives, subject to eligibility and availability. We’d recommend you get in touch with our sales teams at one of our Scottish regions or your preferred development, with any questions you may have, and our sales teams can discuss tailored incentives as well as advice on the First Homes Fund.

If you're buying your first home in Scotland, the First Homes Fund could help reduce your upfront costs while Cala's incentives may offer additional savings.

What is LBTT?

If you’re unsure of what LBTT is, don’t panic. This is the Scottish equivalent of Stamp Duty – a progressive tax you pay when buying a property or land in Scotland that exceeds a certain price threshold (£145,000).

LBTT can add thousands of pounds onto a homebuyer's costs, however, we could help you with a contribution, so you can spend the more money turning your new house into a home.

*These offers are only available in conjunction with any other offer at our sole discretion. We withhold the right to withdraw or alter these offers at any time prior to the payment of the reservation fee.

Eligibility terms and conditions apply, and independent mortgage advice is recommended.
