One of Cala Homes’ most prestigious housetypes has been unveiled as an impressive showhome at its flagship development in Cults, Aberdeen, and is on the market for £1.395 million.

The Roxburgh at Cults Park is one of the grandest properties available from Cala Homes and is the biggest and most opulent showhome the housebuilder currently has in Scotland.

The ceiling fixed curtains really show off the unusually high ceilings, as well as softening the room with waves of fabric going from wall to wall. Pops of forest green and aubergine in the cushions, and well sourced accessories, add the finishing touches.

The open-plan kitchen, dining and living area is the hub of the home. It has an extremely generously sized kitchen and worktop space, which has been coupled with a comfortable and cosy alternative living space. The sleek kitchen has a high gloss finish in light grey.

The living area features an oak textured sideboard, a black coffee table with wooden top and metal frame, watercolour patterned wallpaper and textured cushions, which transform this room into a warm and inviting space.

A key feature of the room is a bespoke grey upholstered banquette seating and dining area which is paired with an oak dining table and is tucked in a corner of the room. The centrepiece of the formal dining room is a dark wooden dining table which is contrasted with eight white upholstered dining chairs. The large dining table really helps to showcase just how generous the space is in this room.

A feature length dark wood sideboard, hand painted art work and large ceramic based table lamps add a touch of luxury to the room and complement the stunning dining room table.

Tucked away in a corner of this grand home is a study.

A black wooden desk and leather chair sit beneath the window, allowing its occupier to enjoy the views and the light that floods into the room. The room has a colourful “scandi” feel to it with a pop of green which was used to create a calming atmosphere.

The main bedroom was inspired by the opulence of a luxury hotel suite and has been designed to be a real luxurious sanctuary to escape to. The room features a super-king bed framed by a bespoke feature headboard, flanked on both sides by panels of wallpaper and brass and white leather bedside tables.

The various textures, elements of charcoal and pop of blush pink used create a really sophisticated look.

The bedroom has his and hers integrated wardrobes as well as an en-suite which includes a luxurious bath and a separate shower and is finished with light grey floor tiles and Italian marble effect wall tiles.

Although the fifth bedroom would comfortably fit a generous double bed in it, Cala wanted to create a room that inspires visitors to think about how they would use their fifth bedroom. With a separate study area located on the ground floor, this bedroom has been designed as a multi-functional space perfect for reading, arts and crafts and other recreational hobbies.

The centre-piece of the room is the bespoke padded seating which is surrounded by storage cupboards and shelves. It’s a fantastic reading nook. The white trestle leg table and grey wooden chairs have been incorporated to show how the space could be a fantastic playroom or be used for other hobbies such as sewing or painting.

The pastel green half height paint is a playful addition to this room as well as the 3D art work displayed in a gallery style on the walls.

Tucked above the separate integral double garage is an annex which comes with its own bathroom and kitchen space. The room could serve lots of purposes such as an additional guest room, a yoga room or home gym, but Felicity has positioned it as an additional living space that the entire family can enjoy.

A bespoke corner sofa in light grey textured fabric is the perfect cosy spot to watch a film with a TV situated on a black and walnut coloured sideboard. The walls have been painted a soft grey which works well with the blue tones which can be found in the luxurious curtains, cushions and contemporary art work.
