PART EXCHANGE SERVICE

Part Exchange will be considered subject to CALA’s purchasing criteria, terms and conditions. We have the right to refuse your application for the Part Exchange service but if this happens our Sales Advisor will be pleased to work with your selling agents, recommend alternative selling agents or help you with other suggestions about how to market your existing home to help you to find a quick sale. To determine a fair price to offer for your existing home, CALA will obtain two independent valuations based on achieving a sale in a six week period. We will not base our offer on historic valuations or offers and our offer is valid for seven days only. We will carry out a survey on your existing home after you accept an offer. The part exchange sale depends on the results of that survey. In the event that the survey reveals problems with your existing home we will talk to you to find a solution, however if we fail to agree terms, we will deduct any cost incurred by CALA for the survey and specialists reports when we return your reservation fee. While your new home is being built you will have to allow us to market your home and arrange viewings by appointment, at reasonable times. You cannot use the service with any other incentives or purchase services unless we specifically agree you can at the time you reserve your home.

OUR PURCHASING CRITERIA

Where a part exchange sale is being considered: 

CALA will only accept part exchange in the absence of a cash purchaser

There must be sufficient differential between the value of your existing home and the CALA home and market demand/sales potential for us to consider part exchange

Geographically, CALA will only consider part exchange on a property that can be easily managed from a regional office location

 

GUARANTEED BUYER

The Guaranteed Buyer service will be considered subject to CALA’s purchasing criteria, terms and conditions. We have the right to refuse your application for the Guaranteed Buyer service. To determine a fair price to offer for your existing home, CALA will obtain two independent valuations based on achieving a sale in a four to eight week period and our offer will be based on those valuations. If the valuations are very different, we will consult with a surveyor or other expert in property valuations. If your home has not had a recent home report on it, we will carry out a survey on your existing home after you accept an offer. The Guaranteed Buyer sale depends on the results of that survey. In the event that the survey reveals problems with your existing home we will talk to you to find a solution, however if we fail to agree terms, we will deduct any cost incurred by CALA for the survey and specialists reports when we return your reservation fee. While your new home is being built you will need to keep us updated as to how your sale is progressing. You cannot use the service with any other incentives or purchase services unless we specifically agree you can at the time you reserve your home.

OUR PURCHASING CRITERIA

CALA will only accept a Guaranteed Buyer reservation in the absence of a cash purchaser.

There must be sufficient difference between the value of your existing home and the CALA home.

Geographically, CALA will only consider Guaranteed Buyer on a property that can be easily managed from a CALA regional office location.

THE GIFT OF TIME

Offer is subject to terms and conditions and only available on selected plots on reservations taken on or before 30th November 2018. No deposit to be paid to CALA until end of February 2019. CALA will still require a reservation fee of £500 and your mortgage lender may require a deposit. Standard floor coverings and turf will be provided. Speak to a CALA sales representative for more information.

5% DEPOSIT CONTRIBUTION

Deposit contribution paid offer is available on selected plots only and may be time limited. Where exact values are stated, these are based on a purchase at full asking price. Some lenders may not accept deposit contributions from housebuilders. This offer cannot be used in conjunction with any other offer unless agreed by CALA at time of reservation.

STAMP DUTY PAID 

Stamp duty paid or contribution offers are available on selected plots only and may be time limited. Where exact values are stated, these are based on a purchase at full asking price. Unless otherwise stated, the offer of full stamp duty paid is for first home stamp duty only. If the CALA home purchased is not your only home, you will need to cover the additional stamp duty incurred. Contact the Sales Advisor at the participating development for details of the applicable plots and the latest reservation date and legal completion date to which this offer can apply. This offer is only available in conjunction with any other offer at the sole discretion of CALA Homes. 

 

STAMP DUTY LAND TAX FOR FIRST-TIME BUYERS

To qualify as a first-time buyer you must not currently own a property, have ever owned a property (including an inherited property) or be, or have been, a beneficiary of a trust that owns or has owned a property. If you are purchasing a CALA home with another individual or individuals then each of the purchasers must qualify as a first-time buyer. For the purposes of this qualification, a “property” is a residential dwelling.


Broadly, the SDLT relief applies where:
There is a purchase of a single dwelling
The purchase price is not more than £500,000,
The purchaser or, if there is more than one, each of them, is an individual,
The purchaser or, if there is more than one, each of them, is a first time buyer, who intends to occupy the dwelling as their only or main residence,
The effective date of the transaction is on or after 22 November 2017, and
The purchase is not linked to any other land transactions, except for –
 - land that is or forms part of the gardens or grounds of the dwelling, or
 - land that subsists for the benefit of either the dwelling or its garden and grounds.
The SDLT relief applies to CALA purchases in England, Wales and Northern Ireland. The Scottish Government’s Land and Buildings Transaction Tax came into force on 1 April 2015, replacing SDLT for land transactions in Scotland.

 

LBTT PAID 

LBTT paid or contribution offers are available on selected plots only and are time limited. Where exact values are stated, these are based on a purchase at full asking price. Unless otherwise stated, the offer of full LBTT paid is for first home stamp duty only. If the CALA home purchased is not your only home, you will need to cover the additional LBTT incurred. Contact the Sales Advisor at the participating development for details of the applicable plots and the latest reservation date and legal completion date to which this offer can apply. This offer is only available in conjunction with any other offer at the sole discretion of CALA Homes. Payment of LBTT is made via appropriate value deduction on final statement of sale, not direct to the collecting authority.  

 

DEPOSIT/LEGAL FEES PAID 

Incentives are available on selected plots only. Deposit/legal fees are paid up to a specific maximum value, dependent on the plot-specific offer. Contact the Sales Advisor at the participating development for details of the applicable plots and the latest reservation date and legal completion date to which this offer can apply. This offer is only available in conjunction with any other offer at the sole discretion of CALA Homes.   

 

VOUCHER/LEAFLET BASED OFFER 

Incentives are available on selected plots only. Incentives are paid up to a specific maximum value, dependent on the plot-specific offer.  Contact the Sales Advisor at the participating development for details of the applicable plots and the latest reservation date and legal completion date to which this offer can apply. This offer is only available in conjunction with any other offer at the sole discretion of CALA Homes. Vouchers are subject to confirmation of validity. Vouchers cannot be backdated, exchanged, or used as part payment.  Only one voucher per reservation. To receive the payment, purchasers must hand in the relevant promotional leaflet to a Sales Advisor at the development to which the incentive applies, on or before the date they reserve their home at that development.  The offer is only valid until the date stated on the leaflet and can only be used at the discretion of the CALA region to which the offer applies.

 

MULTIPLE INCENTIVES/OFFERS

Availability of other incentives or offers is subject to lender’s criteria and CALA’s discretion.   Our range of incentives are not all available in one purchase, they represent a selection of incentives and can only be used in conjunction with each other at CALA Homes’ discretion. Any offers will be available on selected plots at selected developments only.

 

RECOMMEND A FRIEND

Offer is subject to CALA’s purchasing criteria and terms and conditions for reservations of a new private tenure CALA home before the date stated on the promotional material. To claim your reward the voucher must be completed in full, signed by all parties and given to the CALA Representative on first visit. The reward(s) outlined will be paid to the person(s) stated on the voucher only upon legal completion of the homebuyer’s purchase. On legal completion a cheque payable to the person(s), to the agreed value will be issued. In the event of the completion not taking place for any reason the payment will not be honoured. Please allow four weeks after the completion date for receipt of the monies. Only one Recommend a Friend voucher can be used per home purchase. This scheme is not available to employees of CALA Homes, any person connected or related to such an employee, CALA Homes’ agents or any person either connected professionally with this scheme or offer or acting in a business capacity.

 

ARMED FORCES DISCOUNT

*The CALA Armed Forces Discount is offered on selected properties (at the discretion of CALA) to serving or retired members of the Regular and Reserve UK Armed Forces and those who have passed Phase 1 Training. A valid Ministry of Defence Form 90 ID card and proof of training status or Discharge Certificate must be presented in order to qualify. Only one Armed Forces Discount of 1.5% may be applied per home purchase. The discount is non-transferrable and cannot be converted into cash or used in conjunction with any other CALA offers.

**The Help to Buy Equity Loan and Forces Help to Buy schemes are each subject to specific eligibility criteria which may be subject to change from time to time. Please note that the Forces Help to Buy scheme does not currently apply to Reserve UK Armed Forces members. SHOWHOME SALE & LEASEBACK SCHEME

CALA can only provide information about the buy-to-let opportunity and does not provide advice or make any recommendation in relation to any acquisition of a buy-to-let property. It is important that you understand the risks of investing in a buy-to-let property and CALA recommends that you get advice from a professional adviser before you commit to buying a property. Other than agreeing to enter into the sale and leaseback arrangement, CALA gives no guarantee of the future rental opportunity or yield in relation to the properties. It should be noted that the value of properties, the rental potential and income from properties is subject to general economic conditions and risks. 

 

ADDENBROOKES HOSPITAL & CAMBRIDGE BIOMEDICAL CAMPUS EMPLOYEE DISCOUNT

£5000 discount available at point of reservation on full asking price applicable to employees of the Cambridgeshire Biomedical Campus and Addenbrookes Hospital only. Cannot be used with other discounts. Availability of other incentives/offers subject to lender’s criteria and CALA’s discretion.

 

CALA COMMUNITY BURSARY 2018

CALA’s Community Bursary is available in selected geographical areas. Applications must be received no later than Friday 23rd March 2018. Applications will be assessed by a panel of CALA employees. Funding is not guaranteed. The success of applications and the value of the grant allocated will be determined at the sole discretion of the CALA panel. CALA will notify each successful applicant of their success by 31st May 2018. CALA reserves the right to verify the eligibility of applications at its sole discretion.
